Dinners for twelve or quiet coffee for two: how you use your yard drives the design more than anything. We design and build fully custom decks, and we also tear out old decks and build new from the ground up. Every build is engineered, permitted, and inspected.
For most projects, one visit is all we need to give you a price
We walk your yard together: how you'll use the space, the views, the sun, the slope, and any HOA rules. We measure, photograph, and agree on a realistic budget range out loud, no games. Then we design your deck and build the price right there with you: each version priced exactly, our recommendation stated plainly, every question answered in person. Some projects need an engineering review or HOA drawings before the numbers can be final, and some homeowners simply want time to think. Either way, we come back and present the finished numbers in person. We would rather earn the job on the second conversation than push you through the first.
How we build
- We pull the building permit and prepare your HOA paperwork, with fees included in the quote
- Miss Utility marks underground lines before any digging
- Concrete footings dug 30 inches deep (below the frost line, sized to code) and inspected by the county before we pour
- Pressure-treated 6x6 posts on galvanized bases; the board that attaches the deck to your house (the ledger) is bolted to the framing with waterproof flashing behind it, so water never gets into your house wall
- The support frame (the joists) set 12 inches apart. Composite board makers allow up to 16 inches; we build tighter as our standard, because the difference is a deck that feels solid underfoot instead of springy
- Steel connectors at every joint, with every fastener hole filled, including the ties that keep the deck from ever pulling away from the house
- County framing inspection passed before a single board goes down
- Waterproof tape on top of every frame board, premium decking with no screw heads underfoot, a bordered edge (like a picture frame around your deck), and clean trim wrapping the sides
- Code-safe stairs with lighting where selected
- Final county inspection passed, site cleaned, everything hauled away
